Be sure to ask all of your contractors for a document known as a Certificate of Insurance "COI". This "COI" should be dated the date you request it and show various insurance coverages such as: ✔General Liability
✔Commercial Automobile (including Hired & Non-Owned Auto)
If you don't collect a certificate of insurance every year, you could be liable for the actions of your (sub)contractors if their policy cancels or if they decide to not renew coverage.
On this COI your name (or business) should be listed as the certificate holder and you should be named as an additional insured. This should be clearly stated in your contractor agreement in the insurance clause section.
There are other items to consider such as waiver of subrogation, primary & non-contributory wording among other endorsements however you should discuss these with your licensed independent insurance agent.

Just because your landlord doesn’t require you to have it, doesn't mean you don’t need it. You do. If you get sued, if your apartment burns down or is broken into, or if something bad happens, you are on your own. Get the peace of mind to know that someone has your back.
