Steps in buying a house.
Step 1. Finance pre-Approval. Speak to your mortgage broker in regards of getting a pre-approval. This is to set your expectation and knowing your budget on how much you can afford. With pre-approval, lender will give an indication that you are eligible for a home loan.
Step 2. Hunting for a house. Once you know your budget, then you go and search for a property that you like. Go to home open, check the websites and local newspaper for any private sales.
Step 3. Making an offer. Once you are satisfied with the property, then you put down an offer on how much you are willing to purchase the property for.
Step 4. Offer accepted. Once you and the seller agreed on a certain price, then both of you sign the final purchase price.
Step 5. Full finance approval. Then we need to convert your pre-approval from step 1 to a full unconditional approval.
Step 6. Closing. Once the loan is approved, you then need to sign the loan contract. I will make sure your first home owner grant will be processed as well.
Step 7. Settlement. This is when your solicitor meets with the seller's solicitor to exchange cheque and transfer land title. Congratulations, you are now the proud owner of your new home.
