Big props to my brother who came out tonight and helped me put my house together and unpack alot of stuff. Can't believe this is the same place from the before pics. I still haven't moved in yet, but next week I'm now able to thanks to him. It never fails, if I'm going to jail my brother is the first one to come to bail me, whatever I need he always has my back. I'm a pretty independent person, so I really don't rely on many. However this guy is always dependable. I kept trying to send him home, but he stayed with me till 2:30am to get this place looking right. Even when I was ready to call it quits for the night. Words can't describe how grateful I am for this guy. Definitely the most solid individual on my team 🙏💪house looking like a home now 🏡🔥
🌿 This photo was taken before nick had finished the tiling, we went for a grey grout which I’ll show you in a up to date photo. We’ve also changed the white plugs into brushed steel ones and the bee is finally on the slate.. The under cupboard lights are now attached, one day the kitchen will be finished! 😂🌿

Here are the list of things I look at when I start looking for an investment property:
1. Rental reqs: some states differ from others in rental rules. Research landlord vs tenant state to see what I mean.
2. Affordability: how much you are willing to spend, and how much property you can get out of it comfortably. Like a $30k down would be 20% of a $150k property.
3. Neighborhood: Get an idea of whether you favor high risk/high net rental income/bad neighborhood, or low risk/low net rental income/good neighborhood. Most ppl on my polls are low risk (67%)
4. Rental expectations: when searching for places in range, determine how much could you rent them for. I like to contact property mgmt agencies on Yelp to get an idea.
5. Crunch the numbers: mortgage, income, mgmt costs, tax, insurance, warranty, HOA, anticipated maintenance. This will give profit, ROI, appreciation potential, and breakeven point. See if that is in line with your plans.
6. After that, search around on redfin/zillow/realtor. Make sure to inspect the “big ticket” repair items like: foundation, hvac, roof, and plumbing! Buy the property that fits your needs.
This year, I’m looking away from either coast and focusing on America’s heartland, due to its location and potential growth. For all the investors, good luck in your investments!
